1. Acceptance of Terms

By accessing and using the Mykeythai website (mykeythai.com), you agree to be bound by these Terms & Conditions. If you do not agree, please do not use our website or services.

2. Services

Mykeythai provides a curated selection of luxury villa rentals in Koh Samui, Thailand. We act as an intermediary between guests and villa owners/managers. All bookings are subject to availability and confirmation.

3. Use of Website

You agree to use this website only for lawful purposes and in a manner that does not:

• Infringe on the rights of others
• Restrict or inhibit others from using the website
• Involve transmitting unlawful, harmful, or objectionable material
• Attempt to gain unauthorised access to any part of the website

4. Intellectual Property

All content on this website — including text, images, logos, design, and code — is the property of Mykeythai or its licensors and is protected by copyright and intellectual property laws. You may not reproduce, distribute, or use any content without prior written consent.

5. Arrival Information

Early check-in and late check-out are subject to availability and must be requested in advance. Guests should provide their estimated arrival time or flight details prior to arrival so that appropriate arrangements can be made.

6. Damage Deposit

A damage deposit is required and must be paid in cash upon arrival at the villa. The deposit is refunded on the day of departure, minus any charges for booked services or damages incurred during the stay. The exact deposit amount is specified in each individual villa listing.

7. Inventory & Property Condition

Guests are expected to check the inventory and overall condition of the property upon arrival. Any discrepancies or issues must be reported immediately by email. If no report is received, the inventory and condition are considered accepted as presented.

8. Cleaning

The property must not be left excessively dirty beyond what is considered normal use. If additional cleaning is required after departure, the corresponding fees may be deducted from the damage deposit.

9. Smoking Policy

Smoking is strictly forbidden in all rooms and common indoor areas. Guests may only smoke in designated outdoor smoking areas where provided.

10. Internet & Air Conditioning

Complimentary Wi-Fi is provided at each villa. However, Mykeythai is not liable for outages or interruptions caused by third parties or circumstances beyond its control. No refund or discount will be granted for unavailable internet or air conditioning resulting from external issues.

11. Use of Property

The property is reserved exclusively for the named guest and their family or friends as specified in the booking. The villa is intended solely for temporary vacation rental use.

12. Additional Villa Rules

Some villas may have additional house regulations, safety rules, or service information that apply during the stay. Guests may request further details by email prior to arrival.

13. Complaints & Liability

• Guests must report any complaints by email within 48 hours of the issue arising.
• Guests are expected to cooperate in resolving any issues during their stay.
• Leaving the property early without prior written consent from Mykeythai removes any right to a refund.
• Complaints reported after check-out are not eligible for refund claims.
• Mykeythai reserves the right to reallocate guests to a similar or better property if necessary. If a guest refuses such reallocation, only amounts already paid are refunded, with no further compensation.

14. Payment & Cancellation

The payment schedule and cancellation policy for each booking can be found in the individual villa listing. If payment deadlines are missed or terms are breached, the booking agreement may be terminated after a reminder has been sent and no response is received within five (5) working days.

15. Limitation of Liability

Mykeythai provides this website and its content on an "as is" basis. While we strive for accuracy, we do not guarantee that all information is complete, current, or error-free.

To the fullest extent permitted by law, Mykeythai shall not be liable for any indirect, incidental, or consequential damages arising from the use of this website or our services.

16. Third-Party Links

Our website may contain links to third-party websites. We are not responsible for the content, privacy practices, or terms of any external sites.

17. Governing Law

These Terms & Conditions are governed by and construed in accordance with the laws of the Kingdom of Thailand. Any disputes shall be subject to the exclusive jurisdiction of the courts of Thailand.

18. Changes to Terms

We reserve the right to update these Terms & Conditions at any time. Changes will be posted on this page with an updated date. Continued use of the website constitutes acceptance of the revised terms.
